Position / 01.1

Powered land is not a listing. It is a platform.

Most sites called "powered" are not. They have an aspiration to power, a draft single-line diagram, or a relationship with a utility. That is not a platform.

COMTRA works on sites where land control, grid pathway, planning posture, and end-user demand can be brought into alignment — and on sites where they cannot, we walk away early.

We work alongside a partnered technical development team with 15+ years' experience across powered land and infrastructure. That expertise is used to screen sites against operator-grade criteria from the first conversation, not after capital is committed.

Screening criteria / 01.2

What a credible powered-land site looks like.

L01

Land

Site control, ownership clarity, jurisdiction, and entitlements that survive institutional review.

L02

Power

Grid connection studies, available capacity, queue position, and substation adjacency.

L03

Permits

Planning posture, environmental, water, and end-use compatibility — assessed early, not late.

L04

Counterparty

End-user demand mapped to the site profile: hyperscalers, energy users, industrial loads, grid services.

L05

Capital format

Structured to be operator-ready or investor-ready, not packaged after the fact.

L06

Exit pathway

JV, sale, or platform — defined when the site is shaped, not searched for at the end.

End-use / 01.3

Who powered land is shaped for.

End-use defines the site profile from the start. We work back from the operator, not forward from the land.

DC
Hyperscale & colocation

Power-led data centre platforms in jurisdictions with credible grid path and political support.

EI
Energy-intensive industry

Sites suited to industrial loads where power cost, planning, and logistics align.

GS
Grid services & storage

Land adjacent to substations, repurposed for BESS, ancillary services, and grid balancing.

IF
Infrastructure-heavy occupiers

Logistics, manufacturing, and clean-energy users where site structure is the value.

Have a site or a counterparty?

If you control land with grid potential, or you are an operator looking for properly screened sites, the conversation starts there. We work on specifics.
